Abstract
This study explores the adaptive reuse of underutilized suburban office buildings into multifamily housing as a response to rising office vacancies and housing shortages. While much attention has been given to urban conversions, suburban transformations remain underexamined despite facing similar challenges. Using CBRE’s National Commercial Office Property Conversion Database (Q1 2024), the research analyzes 15 completed suburban projects (2016–2024), highlighting trends, barriers, and policy considerations. The study emphasizes the importance of flexible zoning, financial incentives, and community engagement to facilitate successful suburban conversions, offering practical insights for developers, planners, and policymakers navigating the evolving real estate landscape.
